Urby Furnished Terms and Conditions
To ensure our guests and team are safe in our Urby Furnished spaces, by booking and staying with Urby Furnished you agree to the following Terms & Conditions.

Terms & Conditions – Urby Furnished (New Jersey)
TIMELY PAYMENT. Guest agrees and acknowledges that room must be paid up front and in full at time of booking. Guest agrees and acknowledges that if paying monthly installments, payment for the upcoming month Is due on the 23rd of the preceding month. In the event that Guest does not pay by 11am on the morning of the 1st of the month, Urby Furnished reserves the right to revoke Guest access to the unit until payment is provided.
TAXES In stays of 90 consecutive days or longer, guest Is considered a permanent resident of the State of New Jersey for the period of such occupancy, In the eyes of the state, in accordance with Tax Topic Bulletin S&U-13 Urby Furnished must collect Sales Tax, State Occupancy Fee and Municipal Occupancy Tax until occupancy reaches 90 consecutive days, after sed continuous occupancy has been reached, taxes are no longer Imposed and previously collected taxes will be refunded to the occupant by Urby Furnished. In such cases, guest Is still considered a guest, and Urby Furnished still reserves the right to refuse access to guest apartment If payment has not been received, or If guest otherwise violates Terms & Conditions or House Rules.
CANCELLATION POLICY. Our cancellation policy is tied to the specific rate your reservation is booked under on our website. If you have any questions, please reach out to our team directly prior to booking as you will be held to this policy after reservation is confirmed.
If you have booked through a third party online travel agency, such as Airbnb, (“Third Party Booking Channel” ), please refer to the listing rules for cancellation policy.
Best Available and Weekly Rate: If you cancel more than 72 hours before check-in, the entire Room Fee will be refunded. If you cancel within 72 hours of check in, 50% of the Room Fee will be refunded.
Monthly/Monthly- Installment Rate: You must provide notice of cancellation 7 days prior to check-in in order to receive a full refund, otherwise only 50% of the Room Fee will be refunded.
Non-Refundable: No refunds after booking.
EARLY DEPARTURE POLICY.
A. Stays Under 28 Nights. If a Guest desires to shorten its stay and requests an earlier check out date after already checking into the unit, the following rules will apply:
If guest gives less than 72 hours notice of departure, no refund will be given for the unused nights.
If guest gives less then 7 days notice of departure, 50% of total Room Fee for unused nights will be refunded.
If guest gives less than 14 days notice of departure, 75% of total Room Fee for unused nights will be refunded.
If guest gives at least 14 days notice of departure, a full refund will be provided on the unused nights.
B. Stays 28 Nights and Over. If a Guest desires to shorten its stay and requests an earlier check out date after already checking into the unit, the following rules will apply:
If guest gives less than 7 days notice of departure, no refund will be given for the unused nights.
If guest gives less then 14 days notice of departure, 50% of total Room Fee for unused nights will be refunded.
If guest gives less than 28 days notice of departure, 75% of total Room Fee for unused nights will be refunded.
If guest gives at least 28 days notice of departure, the Guest will receive a full refund on unused nights.
JERSEY CITY EARLY DEPARTURE EXCEPTION: For all stays In the City of Jersey City, NJ, under no circumstances can a reservation be shortened under 28 nights, thus making the apartment a short term rental, as stipulated In Jersey City, New Jersey – Code of Ordinances, Chapter § 255-1 (Added 6-25-2019 by Ord. No. 19-077).
GROUP + 30 NIGHT OR GREATER RESERVATIONS: Group Bookings of up to 3 apartments can be made in a single reservation. For Group Bookings of more than 3 apartments please contact Furnished@urby.com or call us at 973.482.0164 ext. 9.
USE OF PREMISES. The Premises shall be used as a private single-family dwelling and occupied exclusively by Guest. No part of the Premises shall be used at any time during the term of this Agreement by Guest for the purpose of carrying on any business, profession, or trade of any kind, or for any purpose other than as a private single-family dwelling. Guest shall not allow any other person to use or occupy the Premises without first registering the person with Urby Furnished.
In no circumstance is Guest permitted to allow the occupancy to exceed two (2) people for a studio or one (1) bedroom unit or four (4) people for a two (2) bedroom unit. Guest shall comply with all laws, ordinances, rules and orders of any and all governmental or quasi-governmental authorities affecting the cleanliness, use, occupancy and preservation of the Premises.
MAINTENANCE AND REPAIR. Guest will, at its sole expense, keep and maintain the Premises and appurtenances in good and sanitary condition and repair during the Term and any renewal thereof. All requests for repair must be made in writing via email to your property’s welcome desk. Whenever damage is caused by carelessness, misuse, or neglect on the part of the Guest, their family, visitors, agents or contractors, Guest shall be responsible for all reasonable charges for damages to the Premises, Building and/or Complex (including furniture, equipment and/or appliances supplied to the Premises). Guest will be charged for such damage in accordance with the market price of the Item being replaced due to damage, and Is due upon demand as “Damage Fee.”
URBY FURNISHED ACCESS TO AND INSPECTION OF PREMISES. Emergency Situations. Guest acknowledges and agrees that Urby Furnished, Urby and its employees and agents shall be allowed immediate access to the Premises in emergency situations. If Guest is not present, Urby may enter the Premises using its copy of the key.
PETS. There are select pet-friendly apartments available with a one-time, nonrefundable pet fee of $150 plus tax per pet. Guest shall be entitled to keep two (2) pets in accordance with the Pet Policy. Guest shall be liable for any and all damage and injury caused by the pet, including but not limited to, to Urby, its property, employees, agents, representative or contractors or to any other person visiting or residing at the Building whether in common areas or any unit. Guest shall indemnify and hold Urby harmless from and against any loss, cost, claim, judgment, damage or expense, including reasonable attorney’s fees, sustained as a result of the actions of or caused by Guest’s pet. Guest is prohibited from maintaining any of the following animals on the premises, even temporarily: any dogs considered vicious, including Pitbull’s, Rottweiler’s, Doberman Pinschers, Bull Mastiff’s, German Shepherds and any cross breed dog containing one or more of the above breeds, undomesticated animals and other dangerous or harmful animals or reptiles. We encourage individuals using service animals to contact us before their stay. Urby reserves the right to charge Guest for any animal related damage, whether that animal Is an emotional service animal or pet.
SMOKE FREE APARTMENT. Guest agrees and acknowledges that the Apartment and the common areas of the building have been designated as a smoke-free living environment. Guest shall not smoke anywhere in the Apartment or the Building, and shall not permit Guest’s guests, visitors, invitees, or family members to smoke anywhere in the Apartment or the Building.
RATES. Guest agrees and acknowledges that the booked rates for any Urby Furnished apartment cannot be guaranteed beyond the dates of stay in their reservation as of booking date (for extensions, new bookings etc.). Rates are subject to change based on availability, inventory, and season. Additionally, Rates booked are subject to change if there are edits made to reservation details.
EXPECTED CONDUCT. Guests are expected to behave appropriately and respect staff and other guests and residents. Urby Furnished reserves the right to remove guests from the property if behavior is deemed verbally abusive or threatening.
UNIT DETAILS. We reserve the right to move part or all of a reservation to a comparable unit type(s) if original unit(s) is out of order due to unforeseen circumstances. Guest will be notified of these changes beforehand.

Guest shall be liable for any and all damage and injury caused by the pet, including but not limited to, to Urby, its property, employees, agents, representative or contractors or to any other person visiting or residing at the Building whether in common areas or any unit. Guest shall indemnify and hold Urby harmless from and against any loss, cost, claim, judgment, damage or expense, including reasonable attorney’s fees, sustained as a result of the actions of or caused by Guest’s pet. Guest is prohibited from maintaining any of the following animals on the premises, even temporarily: any dogs considered vicious, including Pitbull’s, Rottweiler’s, Doberman Pinschers, Bull Mastiff’s, German Shepherds and any cross breed dog containing one or more of the above breeds, undomesticated animals and other dangerous or harmful animals or reptiles. We encourage individuals using service animals to contact us before their stay. Urby reserves the right to charge Guest for any animal related damage, whether that animal is an emotional service animal or pet.
SMOKE FREE APARTMENT. Guest agrees and acknowledges that the Apartment and the common areas of the building have been designated as a smoke-free living environment. Guest shall not smoke anywhere in the Apartment or the Building, and shall not permit Guest’s guests, visitors, invitees, or family members to smoke anywhere in the Apartment or the Building.
RATES. Guest agrees and acknowledges that the booked rates for any Urby Furnished apartment cannot be guaranteed beyond the dates of stay in their reservation as of booking date (for extensions, new bookings etc.). Rates are subject to change based on availability, inventory, and season. Additionally, Rates booked are subject to change if there are edits made to reservation details.
EXPECTED CONDUCT. Guests are expected to behave appropriately and respect staff and other guests and residents. Urby Furnished reserves the right to remove guests from the property if behavior is deemed verbally abusive or threatening.
UNIT DETAILS. We reserve the right to move part or all of a reservation to a comparable unit type(s) if original unit(s) is out of order due to unforeseen circumstances. Guest will be notified of these changes beforehand.
